We believe in a sustainable, harmonious city where nature and culture are closely intertwined. The building is designed to facilitate interaction, built with biobased materials and is energy efficient.

To really make an impact, the group wants to approach sustainability not only idealistically, but also concretely and realistically, doing justice to the complexity of these sustainable systems.

We want to give the homes an organic feel with lots of natural light. The goal is to create high ceilings and layering within the apartments. This will give the apartments a characteristic feature and can also provide extra storage space.

The integration of our core values is reflected in the communal areas on different levels of the building.

Our neighborhood

In the summer of 2023, De Woonwolk and the Municipality of Amsterdam entered into an agreement to continue developing our residential building in Buiksloterham, in Amsterdam Noord. Together with housing cooperative De Bonte Hulst – our future neighbours – we share plot 19, between Papaverweg and Johan van Hasseltkade.

 

The plot is located in the northwestern part of Buiksloterham. In the coming years, Buiksloterham will further develop from an industrial business park to a circular urban district focused on living and working. The plot has also been allocated for the realization of homes, social facilities, productive business spaces and other non-residential functions. A school will also be built on plot 19.

Our architect

For the design of our apartment complex we are working together with architect Sophie Valla of Sophie Valla Architects . Sophie specializes in housing and publicly accessible spaces in urban areas, and her office has already supported the project development of self-build projects for several residents' associations. SVA's designs revolve around a soft transition between intimate private rooms and the city. In addition, SVA has experience in realizing energy-neutral buildings (EPC=0 and high score for GPR tests), and they design buildings with efficient construction systems to minimize materials and reuse them in a circular manner.

Our rent

The homes we develop fall into the mid-rent segment. This is a condition we received from the municipality for obtaining our plot in Buiksloterham.

The standard Woonwolk home is 45m2 and will cost around €1,150 per month. Then there are slightly more spacious apartments of 50m2 with two bedrooms, for around €1,200 per month. In addition, there are family homes of 70m2 (with 2-3 bedrooms and an outdoor space) for around €1,250 per month.

Please note: these rental prices are not yet fixed! Building an apartment is a complicated process in which many different factors influence the final construction costs. We will of course do our best to keep these costs as low as possible within our ambitions - and therefore also our rental prices. The final price will only be really fixed when the final construction costs of the project are completed (spring 2025).

Our spaces

Apartments

Our apartments are 37x 45m2
(1 bedroom), 8x 50m2 (2 bedrooms),
and 6x 70m2 (2-3 bedrooms). The larger apartments are for families with children.

Green Crown

Our roof terrace, a place full of lush flora, including a pavilion for performances and exhibitions, with a view over the city and the IJ.

Drops

Common areas spread across the floors. They serve as multifunctional spaces where we share kitchens, co-working spaces, meeting places and outdoor areas.

The Bottom

Our ground floor with shared laundry room and makerspace : a gathering place for daily meetings, events, workshops, and of course our communal garden.

The three Woonwolk pillars

Sustainability:   a circular, biobased choice of materials is a must, as is the need to be energy-supplying. In addition, we can reduce our impact on the climate by sharing large equipment and repairing and reusing items in our makers space .

Community: the building is specially designed to facilitate gathering and interaction. The large kitchen in the pavilion on the roof terrace allows us to cook for each other and for our neighbours.

Art & Culture: Several shared spaces offer space for gathering, artistic expression, or to share materials and tools. For example, we can organize creative workshops in our makers space , but also language cafes and music evenings in our roof pavilion.

Participation

Our architect and architecture committee jointly organize workshops in which members can participate in the design of our future home.
